Business Financing for Florida Companies

Whether you are buying the building you operate from, acquiring a business or funding growth, the right structure matters as much as the rate. We help Florida business owners compare SBA, conventional commercial and other financing so the payment, down payment and terms fit the way the business actually earns money.

Common business loan options

  • SBA 7(a) loans. Flexible, government-guaranteed loans of up to $5 million for working capital, equipment, business acquisitions, refinancing and owner-occupied real estate.
  • SBA 504 loans. Long-term, fixed-rate financing for owner-occupied commercial real estate and major equipment, typically structured with about 10% down, 50% from a bank and 40% from a Certified Development Company.
  • Conventional commercial real estate loans. Bank or private loans for owner-occupied or investment property, usually with 20% to 30% down.
  • Equipment financing. Loans or leases secured by the equipment you buy.
  • Business lines of credit. Revolving access to working capital for inventory, payroll and seasonal swings.

What lenders review

  • Time in business and industry experience
  • Business and personal credit history
  • Two to three years of business tax returns, year-to-date financial statements and a debt schedule
  • Cash flow, often measured with a debt service coverage ratio
  • Collateral, down payment or equity injection, and personal guarantees from owners

Buying your own building with an SBA loan

SBA real estate loans are designed for owner-occupied property. The business generally must occupy at least 51% of an existing building, or 60% of a newly constructed one, and can lease out the rest. Since July 2026 a business can combine up to $5 million in 7(a) financing with up to $5 million in 504 financing. SBA eligibility rules, including ownership and citizenship requirements, change from time to time, so we confirm current rules before you apply.

Business Loan Questions

SBA 504 loans often require about 10% down, rising to 15% or 20% for startups or special-purpose properties. Conventional commercial real estate loans usually require 20% to 30% down.

It is possible, but harder. Lenders look for industry experience, a solid business plan, owner equity and strong personal credit. SBA programs are often the most realistic option for newer businesses.

Simple equipment or working capital loans can close in a few weeks. Commercial real estate and SBA loans usually take longer because they involve appraisals, environmental reviews and more documentation.
